Peppertree Vacation & Travel Club Rules

One Great Vacation After Another

Peppertree Vacation and Travel Club

The Peppertree Vacation & Travel Club (PVTC) is designed to offer you exceptional flexibility, so you can go where you want at the time that suits your schedule. The Club operates on a system of Vacation Points, which puts control of your vacation lifestyle right where it belongs - in your hands. With Vacation Points, you can divide your total vacation time into increments of as little as one night at a time in one or more locations. You can travel to any of the Club locations at any season of the year. Best of all, your Vacation Points are renewed each year, making the Club a source of vacations and happy memories year after year. The following guidelines refer to basic membership. Please consult your membership agreement and contract for specific terms and conditions of different levels of membership.

Vacation Points: Your Ticket to Travel

Each year you can use your Points to pay for a stay at any PVTC resort or to exchange into any resort affiliated with Interval International. Vacation Points are your annual currency to use in traveling the U.S. or throughout the world! While resorts and products offered are subject to availability and may change over time, what doesn't change is our commitment to providing you with attractive locations to visit in your backyard and around the world.

Vacation Points = Vacation Value

Your Vacation Points are renewed annually. Once you have paid for your Vacation Points as a member of the Club you are able to use them every year. Please Note: In order to use points for reservations or exchanges, all dues and assessments must be current.

How Vacation Points Work

Peppertree has given a Point value to every unit at every resort for every night of the year. Naturally, larger accommodations at the most popular resorts during the times of year when most people want to vacation require the greatest number of Points. More specifically, the factors considered in assigning Point values include:

  • Season of the year
  • Day of the week
  • Cost of operating each resort and its amenities
  • Unit size and type
  • Historical occupancy percentages and demand levels (the popularity of the location)

Click here for a detailed Point schedule for each PVTC resort. It is in every member's interest that Point values correspond to levels of demand for a particular location and season as closely as possible. Therefore, we monitor demand levels over time to determine if and when Point values should be adjusted. Although changes in Point values have been rare, they may change over time, due to changes in demand patterns, for one example.

For Your Protection

For all Vacation Points purchased, vacation intervals of equal or greater Points value somewhere in the PVTC resort network are conveyed to the Club Trust. At all times, the Trust holds actual vacation ownership weeks with a Point value at least equal to all outstanding Points. Of course, each available unit can be used by only one family at a time, so a particular location at a particular time can be fully booked. So, plan ahead and make your reservations as early as possible.

Receiving Your Vacation Points

Points will be allocated to you automatically each year (also referred to as a "Use Year").

You must use your annual Points within that year unless you bank Points or make an internal reservation or external exchange. The timing of your Use Year is as indicated in your contract. Points can be banked up to sixty (60) days before your Use Year start date. In order to use points for reservations or exchanges all dues and assessments must be current.

Banking and Borrowing Vacation Points

For every family, there are years in which normal vacation plans simply don't work for one reason or another. If you are not able to use all of your Points during a particular Use Year, you may bank them for use in the next Use Year.  Just call 1-888-737-7373.

Sooner or later you may want to make a reservation that requires more Points than you have available, in which case you can borrow points from future usage.

To Bank Points:

  • You must be current with all Club assessments, loan payments, charges, and/or penalties, as applicable.
  • You may bank up to 100% of the annual allotment at any time up to 60 days before the last day of your current Use Year.
  • You may not bank Points that have already been banked from the prior year. Thus, if you bank Points during Year I, you must use them during Year 2 or they will expire.
  • Once you have banked your Points, you may not retrieve them for use during the current Use Year.

To Borrow Points:

  • You may borrow up to 100% of your annual allocation of Points for the following year.
  • You may make only one borrowing transaction during any year, up to the limit of 100% of the following year's Points.
  • All of the Points from your current year must be used before you may borrow from your allocation for the next year.
  • When you make reservations using borrowed Points, the first night of the vacation period you are reserving must fall within 45 days of the date your reservation is confirmed.
  • You may not borrow Points that you have previously banked.
  • You may not use borrowed Points unless you have paid all Club dues applicable to the current year and the year from which you are borrowing, and you must be current on all other loan payments, assessments, charges, fees or other obligations.

Renting Additional Points

At times you may need additional Points to complete a single reservation. There are two ways to accomplish this on a one-time basis through the Club. First, as previously described, you can simply borrow up to 100% of next year's points. If you still need more Points you may also rent the additional points you need. The current rental rate, which is subject to change, is $0.25 per Point. Your Club Counselor will be happy to discuss the details of this program.

Making Your Reservation

Use the PVTC resort listings and Vacation Point charts on this website or in your handbook to determine which resort you wish to visit, how long you plan to stay and how many Points your vacation will require. We suggest that you consider more than one location when planning a trip. Also be sure your request doesn't exceed the published occupancy limit for the accommodations. Then, for fastest service, call toll-free at I-888-737-7373. For every reservation you will receive a confirmation number.  Just present the confirmation number when you check in at the resort.

Reservation Transactions: Free or Fee? Every year, you may select one day as your No-Fee Transaction Day. On this day, you may make as many reservation transactions as you like without paying a fee. When you complete a reservation transaction on any other day, you will be charged a processing fee of $19 at the time of confirmation. You will only be charged $19 per transaction day, regardless of how many reservations you make on that day.

Confirmation Priority

The Peppertree Vacation and Travel Club handles reservation requests on a first-requested, first-confirmed basis. All accommodations are assigned on a space-available basis and are subject to the PVTC's reservation lead-time policies and minimum stay requirements. Because the Club has inventory in each destination area, consider all the options you might enjoy.

Reservations in Advance

How far in advance of your desired vacation may you request reservations? It depends on the type of Points you wish to use and your membership type.

  • Using your regular or banked Points, you may reserve accommodations up to 12 months before the first night of your requested vacation.
  • Using borrowed Points, you have a 45-day lead-time before the first night of your requested reservation.
  • To make your reservation or to check-in, you must be current with all Club dues, assessments, loan payments, charges, fees or other obligations.

Home Resort Preference for Charter Members

Charter members originally purchased a vacation week in the form of a deeded interest and then converted the use of the vacation week to points. These owners have assigned all the rights and benefits relating to their vacation week to the Club Trustee for use in the Club's inventory pool. In exchange, they received points equal in value to those required to book into that week and unit type at their former Home Resort.

Charter members have access to their original week 30 days before it is made available to other Club members, or 13 months prior to the date of travel. Home Resort Preference reservations can be guaranteed only if reserved within the 13th month prior.

Reservations for Family Members

You may use your Points to reserve Club accommodations for members of' your immediate family. Be sure to make the reservation in your family member's name and receive a guest confirmation number. In general, your immediate family members are entitled to enjoy PVTC accommodations and facilities as if you were using them yourself. In some cases, capacity limits or members-only provisions may restrict access.

If You Have to Cancel

We would prefer that you don't cancel reservations, as we have to plan Club usage for the maximum benefit of all Club members.  Once you make a reservation, you block others who might also wish to use that unit.  Cancellations may lead to units going vacant that could have been used by another Club member. Because we understand that sometimes cancellations are unavoidable, we have created the following guidelines:

  • There is a cancellation fee of $37 for all cancelled reservations.
  • All of your Vacation Points will be returned to you if:
    • you make a reservation and cancel within 24 hours (end of business the next day)
    • you cancel your reservation 30 days or more ahead of your check-in date.
  • If you do not cancel within 24 hours of booking, and/or are less than 30 days prior to check-in, none of your Vacation Points will be returned to you.
  • As soon as you become aware that you have to cancel a reservation, we urge you to contact PVTC so we can let another family use the accommodations.

Lead Time and Minimum Stay

In general, the farther out the reservation date, the greater the minimum stay requirement.  Please use the guidelines below when planning your vacation.

Reservation Lead Time: 13 months                      Home Resort Preference (Charter Members)

Reservation Lead Time: 12 - 6 months                 Minimum Stay: 7 or more continuous nights

Reservation Lead Time: 6 months - 30 days         Minimum Stay: 3 nights

Reservation Lead time: 29 days – Arrival  Minimum Stay: I night

External Exchanges

Membership in the Peppertree Vacation and Travel Club allows you to visit any PVTC Resort. However, a membership in the Peppertree Vacation and Travel Club is also a passport to a whole world of vacation opportunities. Your Club membership includes membership in Interval International, an outside exchange company. Through Interval International, your Club membership allows you to trade your Points to visit any of the more than 2,400 fine resorts in their exchange network. Traveling to a PVTC resort doesn't cost anything extra. However, an external exchange requires an exchange fee through Interval International. Still, an external exchange allows a wide variety of choices at a very affordable cost.

To travel beyond the PVTC network with an external exchange, just follow these steps:

  • Consult your Interval International Resort Directory and decide where you would like to go. The more flexible you can be, both as to where and when you want to travel, the better your chances for success.
  • Call 1-888-737-7373, talk to a Vacation Club Counselor and make a reservation request. Please have some alternate resorts and travel times in mind.
  • If your vacation choices are not immediately available, your request can be placed on a waiting list.
  • Upon confirmation of your exchange request, Interval International will send you a confirmation with the details of the resort and destination you have selected.
  • All Interval International exchanges must be made in one week increments.
  • The exchange fees charged by Interval International may vary from year to year. Consult your Club Counselor for the current fee.

A Special Bargain on Last-Minute Travel: Flexchange®

Any PVTC member has the opportunity to complete an external exchange for a special low Point value. The Flexchange Program allows any external exchange made 59 days or less from the check-in date to be accomplished for II00 points, regardless of the location, time of year and unit size you choose. Call Reservations at 1-888-737-7373 for more information.
